What we check, in order

Most no-water and low-pressure calls trace back to one of four places, and they don't cost the same to fix. We start at the pressure switch, checking whether it's cutting on and off at the right pressure or has simply failed. From there we check the pressure tank for waterlogging, then the wiring and the pump motor for a short or a power problem. Only after those three come back clean do we look at the pump itself for wear, an undersized unit, or a system near the end of its life.

We check them in that order because that's the order they actually fail in. A waterlogged tank can feel exactly like a dying pump at the kitchen faucet. The only way to tell them apart is to check the tank first, before anyone starts talking about a new pump.

When it really is the pump

Sometimes it is the pump. Worn bearings, a burnt-out motor, or a unit that was undersized for the house from day one all show up the same way at the faucet. When that's what we find, we size and install the replacement the same visit whenever we can, and we test the pressure tank and switch at the same time. That way a new pump isn't fighting an old, waterlogged tank six months from now.

Well pumps typically last 8 to 15 years, depending on well conditions, water quality, and how hard the system runs day to day. If yours is in that range and struggling, replacement is often the more honest recommendation than another patch repair, and we'll tell you plainly when that's the case.

That's the whole approach — we tell you what's actually wrong, plainly, in order, and only replace what needs replacing. Speed matters too, especially on a no-water morning: “Woke up Friday morning to no water pressure whatsoever.
